Real Estate Signs Printing: The Price and the Job

Real estate signs printing is a printed graphic on a coroplast panel. A new 24x36 lawn sign is $85. The same face, printed and applied to a panel you already own, is a full resticker at $55. Price a new panel in the new sign tool. Price a new face on an old panel in the update tool.

What are you printing?

The object on the lawn is two things. There is a printed graphic and there is a board. The graphic can be printed straight onto the coroplast or printed on adhesive vinyl and applied to it, and on an overlay it is always the vinyl. The graphic carries the name, the phone, and the brokerage lockup. The coroplast is the board that stands in the wind. Agents ask for "a sign." The shop prints a cut of vinyl and mounts it.

That split is why the price list has two paths. A new sign is a printed face plus a new blank. A resticker is a printed face on a blank you already paid for. Both are the same print job. The invoice changes because the blank changes, not because a different press is wheeled out.

The lawn face is the large cut. The standard residential lawn face on this card is 24x36. A 24x24 is the short panel. 32x36, 34x36, 36x36, 32x48, and 36x48 are the setback sizes. Prices are in the next section. Export at the size you will mount. The press outputs the file you send, and a 24x36 file on a 36x36 blank leaves a raw border.

Riders, directionals, and A-frames are smaller cuts of the same vinyl on their own blanks. A sleeve has to match the panel width: a 6x24 sleeve does not seat on a 32 inch panel. A directional's vinyl is the arrow, not a shrunken lawn face. An A-frame's price is mostly the legs. Leave the street address off that vinyl, or the board works for one Saturday and then sits.

Large panels are vinyl on a blank an H-frame cannot hold: a 36x48 single sided panel, then 48x48, 48x72, and 48x96. A land or development listing is this row, not a lawn file scaled until the type breaks. The lawn size 36x48 is a different line from the single sided large 36x48. Match the quote to the hardware.

Say whether each panel is read from one direction or two. The card prices the panel. The file still has to cover every face you expect on the street. "The usual" changes by brokerage, and it is how a blank back leaves the shop.

What does each printed piece cost?

A quantity break exists only on the 24x36 and the 32x36, and only at two or more. Directionals, riders, A-frames, and the large panels stay at the single price no matter how many you print.

One worked lawn ticket, and not a rider or a stake: a single 24x36, lamination on that panel, and delivery. $85 plus $10 plus $15 is $110. That is one new blank, one vinyl face, a clear film over the vinyl, and a drop-off. Add a rider or a directional only when you have a file for it, and give it its own line.

A development ticket is the other end of the same price list. One 4x8 is $280. That single panel costs more than three 24x36 lawn signs at the two-or-more rate, which is $225. It should. The vinyl area is several times a lawn face, and the blank is not an H-frame panel. Do not ask a lawn price for a 4x8, and do not send a lawn file scaled until the type breaks. Rebuild the art at 48 by 96 inches.

Build the combination in the new sign tool when every line is a new blank. If a line is vinyl on a board you already own, that line is not a new-sign price. Put it through the update tool.

When should you reprint the face instead of printing a new panel?

Reprint when the coroplast is still flat. The press still prints the face. The vinyl is still applied by hand. You skip the new blank, which is the part you already own.

On a 24x36, a full resticker is $55. A new 24x36 is $85. The $30 gap is the blank, not a cheaper grade of print. A half overlay is $40. A third, the agent strip, is $30. Half means the new vinyl covers the brokerage bar or the listing block and leaves the rest of the old face alone. A third means a strip for the name and phone, not a new logo tucked into a corner of a full file.

Order the full resticker when the lockup changed and the panel is sound. Order the half when only the brokerage bar changed and your name still matches the face underneath. Order the third when the phone, the site, or the designation changed and the rest of the face is current. Order a new panel when the plastic is warped, cracked, or soft. Fresh vinyl will not pull a bowed board flat.

A brokerage switch across eight flat 24x36 panels is eight full restickers at $55, which is $440. Eight new panels at the two-or-more rate are $75 each, which is $600. The art can be the same file either way. The extra $160 is blanks you already have in the garage. If four of the eight are cracked, print four new panels and resticker the four that are flat. Do not collapse a mixed pile into one line on the ticket.

The A-frame follows the same split, at different hardware. A new 18x24 board is $115 and a new 24x32 is $145, because you are buying legs. When the legs are fine and only the face is stale, you want vinyl on the board you own, not another frame. Price that face in the update tool. Price a new board in the new sign tool.

Send the overlay file at the coverage you ordered. A full-bleed lawn PDF cannot be applied as a third strip, and a strip file cannot fill a full resticker. Write full, half, or third on the ticket next to the size. The press will output the PDF it is given.

What do lamination, rush, and delivery add?

Three add-ons sit on the ticket. None of them redraws the art.

Lamination is a clear film over the printed vinyl, $10 per sign. On one 24x36 it takes the panel from $85 to $95 before delivery. It is charged per sign, so two laminated 24x36 panels are $20 of film, not $10 shared across the order. A resticker can take the same film.

Rush is $25 flat on the order, not per panel. The ordinary window is 2 to 3 business days. The rush window is 1 business day. Six panels and one panel pay the same $25. Rush does not repair a file exported at the wrong size. If the listing date moved and the PDF is already the finished cut, pay it. If the PDF is still a lawn layout forced onto a stake, the fee prints the mistake sooner.

Delivery is $15 flat on the order. One rider or a 4x8, the delivery line stays $15. Pickup is in Oshawa when the drive is shorter than the fee.

Add rush only when the day requires it, and that same ticket is $135. Leave the rider and the stakes off until files exist for them. A rushed lawn panel with no directional file is a listing that still needs a second trip through the press.

What file does the printer need?

One press-ready PDF per finished size. The vinyl is cut to the panel, so the file has to be that size already. A 24x36 PDF is not a 36x36 PDF with a lucky margin, and a square social graphic is not a lawn face. Name the file for the cut: lawn-24x36.pdf, rider-6x24.pdf, directional-18x24.pdf.

Put one line on the ticket beside each file. New panel, or overlay. If it is an overlay, say full, half, or third, and the size of the board it is going onto. Quantity goes on that same line. A note in a separate email gets missed when five PDFs arrive at once.

Outline or embed the fonts. Export from the brokerage file yourself so the lockup does not move between your screen and the vinyl. Write one face or two on the order. Do not leave sidedness for the shop to guess from a preview thumbnail.
