Signing a listing in Cobourg

Cobourg largely sells to people who do not live in Northumberland County yet. Highway 401 and the VIA station put it inside weekend reach of Toronto and within commuting reach for some, and a meaningful share of the market is GTA buyers trading a smaller house for a larger one near a beach. That buyer does not know the town and is often viewing on a Saturday with three or four listings booked back to back.

Which makes the streets around Victoria Park and the beach the test case. Frontages there are narrow, the boulevard trees are mature and the parking is parallel, so a buyer is arriving on foot from somewhere up the block. A sign set out near the sidewalk line gets read.
